Helping Costa Rica Investors Make Informed Decisions

We started investing companies and tourism in Costa Rica in 2018. In 2023 we began planning to expand into Real Estate short term rentals and a resort/hotel. Over the next 3 years, we began working with Real Estate Agents, Attorneys, Municipalities and many others to create what we believed would be a sound investment.

Through numerous searches, site visits, zoom calls and in person meetings, we learned many things the hard way. Our own investment and development projects in Costa Rica presented us with many unexpected challenges. Zoning was often unclear or interpreted differently depending on the municipality, or the worker you spoke with. Sometimes even longtime property owners didn’t fully understand what could actually be built on their land or even realize there were title or ownership issues. Beyond that, navigating the financial side brought its own frustrations, from bank requirements to escrow transfers and proving source of funds for foreign investment. What we assumed would be a straightforward process quickly turned into a complex maze of regulations, conflicting information, and delays.

As we pushed through those challenges, our advisors and local experts told us something important: they were seeing these same mistakes happen over and over again with other investors. That’s what led to the creation of TierraVerified. Out of our own frustration—and with the help of a team of trusted engineers, attorneys, real estate experts and local professionals—we built and then decided to share our system and processes to bring clarity and order to the buying process.

How Much Does a Typical Research Project Cost?

After our initial consult our team can give you a better estimate, but most "standard" research projects range from $3,500 USD - $15,000. Larger projects can vary based on location, accessibility, our involvement and other factors.

What if I already have a Real Estate Agent I'm working with?

We are not Realtors or Attorneys. Experienced Realtors will often engage our services to help the seller, their buyer or both parties. We do have a network of experienced professionals we are happy to refer you to based on your needs and the areas of Costa Rica you are interested in exploring.

Why haven't I heard of this type of report in Costa Rica?

Because each municipality may have different rules or level of digitization, many areas don't even realize the need for our deep research reports. We've done our best to consolidate what often might be reports provided by as many as a dozen agencies, government workers and others who don't understand how one piece of data could potentially affect the other.

Does Costa Rica have a Digitized Database Online ?

Some municipalities are converting to digital searches but many are still done by hand. Unfortunately many of the old surveys that exist may not be accurate. Our team will provide new survey data that can be used if needed to help update the government records and information. It is not uncommon for our team to uncover opportunities to build that the municipality doesn't even have record or awareness of.
